LVP has become one of the most popular flooring choices in Ontario renovations — but not all products are equal, and understanding the specs prevents costly disappointment.

Luxury vinyl plank (LVP) is a multi-layer synthetic flooring product that mimics the appearance of hardwood using a photographic image layer under a protective wear layer. Modern LVP products are visually convincing, completely waterproof, and more dimensionally stable than hardwood in high-humidity environments.

Installation and Timeline

The wear layer thickness is the single most important specification. It's measured in mils (thousandths of an inch): 6 mil is entry-level residential, 12 mil is standard residential quality, 20 mil is appropriate for high-traffic or commercial-grade applications, and 28 mil is the most durable class. Skimping on wear layer thickness leads to scratches and surface wear within 5 to 8 years.

Total plank thickness determines rigidity and how well the floor bridges minor subfloor imperfections. A 4 mm plank flexes noticeably over bumps and dips; 8 mm provides a more solid feel; 12 mm is as rigid as most engineered hardwood products. Thicker planks also provide better acoustics underfoot.

Care and Maintenance

Waterproof core is the characteristic that makes LVP suitable for kitchens, bathrooms, and basements where hardwood is problematic. However, waterproof core doesn't mean the installation itself is waterproof. Water that penetrates seams and reaches the subfloor can still cause mould and structural issues, so LVP installations in wet areas should still include appropriate moisture management.

Temperature range is a critical consideration for Ontario homes. Most LVP products are specified for installation in environments between 15°C and 30°C with humidity 30–70%. Basements that fall outside this range in winter — particularly those without heating — can cause LVP to contract and develop gaps.
