Bathroom exhaust fans serve a critical moisture management function. A shower or bath generates enormous amounts of water vapour in a short period. Without effective exhausting of this moist air, it condenses on walls, ceilings, and in the attic above — creating the mould conditions and premature paint failure that are among the most common homeowner complaints.

Design Choices That Matter

Fan sizing is measured in CFM (cubic feet per minute). The HVI (Home Ventilation Institute) rule of thumb is 1 CFM per square foot of bathroom floor area, minimum. For bathrooms under 50 square feet (most residential bathrooms), a 50 CFM fan is the minimum; 80 to 110 CFM is the appropriate size for typical bathrooms, providing faster moisture removal with each use.

Hiring the Right Contractor

Combined light/fan/heater units are the most space-efficient upgrade for older bathrooms with single fixtures. A combined unit provides warmth for towel-drying and comfort on cold mornings while simultaneously addressing ventilation. Models with motion sensors and humidity controls automate operation without relying on the occupant to remember to turn them on.

Duct path matters as much as fan capacity. A powerful fan ducted through a long, kinked duct path to a roof cap will underperform a modest fan in a direct 4-metre run. If an existing fan isn't performing, duct cleaning and path optimization may be as effective as a fan replacement.
