Popcorn Ceiling Removal: Cost & Process

By D&D Interior Services Team January 12, 2026 7 min read Blog

Popcorn ceilings were everywhere in homes built from the 1950s through the 1980s, and most Kitchener-Waterloo homeowners now want them gone. Here is exactly what removal involves and what it costs.

Why Homeowners Remove Popcorn Ceilings

Popcorn ceiling — also called stipple or acoustic texture — was sprayed on to hide imperfections and dampen sound cheaply. Today it reads as dated, traps dust and cobwebs, yellows over time, and makes a room feel lower and darker than it is.

Removing it and finishing the ceiling smooth instantly modernizes a space. In many Waterloo Region homes we see a single popcorn ceiling pull down the look of an otherwise updated room, so it is one of the highest-impact upgrades for the money.

The Asbestos Question (Pre-1980 Homes)

This is the most important step and the one homeowners skip at their own risk. Popcorn texture applied before the early 1980s frequently contained asbestos. Disturbing it by scraping or sanding can release fibres into the air.

If your home was built or last renovated before about 1990, do not scrape anything until a sample has been tested by an accredited lab. A small sample sent for analysis costs roughly $50 to $100 and takes a few days. If asbestos is present, removal must be handled by a licensed abatement contractor under Ontario Ministry of Labour rules — not a DIY scrape on a Saturday.

The Removal Process Step by Step

For non-asbestos ceilings the process is straightforward but messy. We clear or cover the room, mask walls and floors with plastic, and shut off any HVAC returns so dust does not travel through the house.

Untreated (never-painted) texture is misted with water, left to soften, then scraped off with a wide blade. Painted popcorn resists water and often needs more aggressive scraping or skim-coating instead. Once the texture is off, we skim-coat the ceiling with joint compound, sand it smooth, prime, and paint.

Expect dust, several drying cycles, and a room that is out of commission for a few days. A clean, professional setup is the difference between a tidy job and drywall dust in every corner of the house for weeks.

What Popcorn Ceiling Removal Costs in Ontario

Pricing is usually quoted per square foot of ceiling. For a standard non-asbestos ceiling, scrape-and-smooth work in the Kitchener-Waterloo area generally runs in the range of $2 to $5 per square foot, depending on ceiling height, whether the texture was painted, and how much repair the substrate needs.

A typical 12x15 bedroom (around 180 sq ft) therefore lands in the few-hundred-dollar range, while a full main floor can reach a couple thousand. If asbestos abatement is required, costs rise significantly because of containment, certified handling, and disposal — another reason testing first protects your budget as well as your health.

Repair, Skim Coat, or Re-Texture?

Removal is not the only option. If the existing texture is sound and asbestos-free, some homeowners skim-coat directly over it for a smooth finish without the full scrape. Others prefer a modern knockdown texture, which hides imperfections while still looking current.

We help homeowners weigh full removal versus encapsulation versus re-texturing based on the ceiling's age, condition, and budget — there is rarely a single right answer.
