Finish changes and layout changes

Replacing a finish while keeping the layout can be a different project from moving a sink, opening a wall or adding a bathroom. Existing plumbing, electrical work, structure and moisture conditions influence what can be retained. Cabinets, countertops, flooring and trim also meet at edges and openings that need to be coordinated.

A basement finish should start with the condition of the space, especially moisture and the intended use. A room described as a bedroom or separate dwelling may involve requirements beyond finishes. Building approval and electrical notification are different processes; ESA explains when notification is required for electrical work.

Terms explained

Substrate: The underlying surface that supports a finish, such as tile, flooring or a coating. Its condition affects preparation and product compatibility.
Waterproofing membrane: A layer used as part of a specified system to limit water passage. Seams, penetrations and drain connections are important details.
Skim coating: Applying a thin finishing layer to improve a wall or ceiling surface before decoration.
Millwork: Fabricated interior woodwork such as cabinetry, built-ins and trim.
Electrical notification: The ESA notification process associated with electrical work. It is distinct from municipal building approval.

Common questions

Is new tile enough to waterproof a shower?

Tile is the finish surface, not the complete waterproofing system. The substrate, membrane, drain and transitions must be compatible and installed as a system. Schluter’s shower documentation illustrates why waterproofing details matter behind the visible tile.

What changes the scope of a kitchen renovation?

Keeping the existing layout may retain more plumbing and electrical locations. Moving appliances, changing walls or adding an island can introduce additional work. Cabinet dimensions, countertop cut-outs and appliance clearances need to work together before finishes are selected.

Who can carry out electrical work in a renovation?

In Ontario, a homeowner who hires someone to perform electrical work must hire a Licensed Electrical Contractor. ESA notification requirements and any inspection conditions should be addressed for the actual work. This is separate from a general renovation description or a municipal building permit.
