If you just took possession of a new build, the paint looks fine at first glance. Look closer and you will usually find a thin, flat builder coat that does not hold up. Here is what to know.
Why Builder-Grade Paint Underwhelms
To control costs, most production builders apply a single coat of inexpensive flat paint, often a contractor white sprayed over walls, ceilings, and sometimes even trim. It covers, but it is thin, easily marked, and nearly impossible to clean without leaving burnish marks. The first time you wipe a scuff in the hallway, you will see what we mean.
Flat builder paint also tends to be applied over drywall that was finished quickly. Any seams, screw pops, or sanding swirls that were not perfectly addressed show through, especially in the raking light of large new-build windows.
Let the House Settle First
A new home moves as it dries out and settles, and in Ontario's climate that first year of freeze-thaw and seasonal humidity swings will produce nail pops, hairline cracks at corners, and small seam cracks. This is normal new-build behaviour, not a defect.
Many builders include a one-year warranty drywall and paint touch-up. It is usually worth waiting until near the end of that period, letting the house do its settling, having the builder address the warranty items, and then doing your quality repaint over a stable surface so cracks don't reappear through fresh paint.
Prime and Recoat for a Durable Finish
The upgrade most new-build owners want is simple: replace thin flat builder white with a proper, washable finish. Because builder paint is porous and chalky, a quality job often starts with a coat of primer or a self-priming premium paint to seal the surface, followed by two finish coats for even colour and real durability.
Moving to an eggshell or low-sheen wall paint in living areas, and a satin or semi-gloss on trim and doors, gives you surfaces you can actually wipe down. In a home with kids, this single change saves you from staring at marks you can't remove.
Adding Colour and Character
Builder white everywhere is a blank slate, which is part of the appeal of buying new, but it can feel sterile. Introducing warm neutrals in the main living spaces, a calming tone in bedrooms, and an accent wall or two adds the warmth and personality that make a new house feel like your home.
Because the walls start clean and undamaged, a new build is one of the easiest homes to get a flawless colour result in. It is the ideal time to commit to a palette across the whole house so the spaces flow together rather than being painted room by room over years.
It is also far easier and cheaper to paint before you move furniture in. An empty new build means no rooms to clear, no furniture to shuffle and cover, and unobstructed access to every wall and ceiling, so the job goes faster and the finish is cleaner. If you can paint in the gap between possession and move-in, take it.
Don't Forget Ceilings and Trim
Builders often spray everything one flat colour, leaving ceilings and trim that look unfinished next to upgraded walls. Repainting ceilings in a true ceiling flat and trim in a durable enamel is what makes a new build look custom rather than off-the-shelf.
Crisp, properly painted trim and doors are a hallmark of a finished-looking home. If your builder sprayed the trim the same flat white as the walls, a dedicated trim repaint is one of the most noticeable upgrades you can make.
