Bathrooms are the toughest room in the house to paint well. Constant humidity, splashes and temperature swings punish the wrong paint fast. Here is how to choose products and prep so your finish stays clean and mould-free for years.
Fix the Moisture Problem First
Paint is the last step, not the fix. Before you open a can, make sure the bathroom can actually dry out. A working, correctly sized exhaust fan vented outside, not into the attic, is the most important thing you can do for a bathroom paint job that lasts.
Many older Kitchener and Waterloo homes have undersized or non-existent fans. If yours fogs the mirror for half an hour after a shower, address ventilation before you paint or you will be repainting over peeling and mildew within a year.
Kill Existing Mould Before You Paint
If there is any mould or mildew on the walls or ceiling, clean it off completely first. Painting over mould just hides it temporarily; it grows right back through the new coat. Use a mould-killing cleaner, let the surface dry fully, and ventilate while you work.
For recurring problem spots near the shower or tub, a mould-resistant primer adds a layer of protection before your topcoat goes on.
Keep in mind that visible mould on the surface can sometimes point to a larger issue behind the drywall, especially around tub surrounds and exterior walls. If the spot keeps coming back or the drywall feels soft, stop and investigate the source before you paint over it.
Choose a Moisture-Resistant Paint
Use a paint specifically formulated for kitchens and bathrooms. These products contain mildewcides and a tougher, more moisture-tolerant resin than standard wall paint. Every major brand sold in Ontario offers a bath-and-kitchen line, and the small upcharge is worth it.
Skip flat and matte finishes here. They soak up moisture and stain. A bathroom needs a finish that sheds water and wipes clean.
Pick the Right Sheen
Satin is the practical default for bathroom walls: it resists moisture and wipes down easily while still hiding minor wall flaws. Semi-gloss is a great choice for trim, doors and especially the small powder rooms where durability matters more than hiding texture.
For ceilings, use a dedicated bathroom or ceiling paint with mildew resistance rather than ordinary flat ceiling paint, since the ceiling takes the brunt of the steam.
Prep, Prime and Apply
Wash the walls to remove soap film, hairspray and body oils, which all ruin paint adhesion. Lightly sand any glossy existing paint so the new coat can grip. Caulk gaps around the tub, backsplash and trim with a quality mildew-resistant silicone or siliconized latex.
Prime bare drywall and stained areas, then apply two thin coats of your bathroom paint, allowing full dry time between them. Run the fan throughout to keep humidity down while the paint cures.
Pay extra attention to the corners and the area just above the tub or shower surround, where moisture concentrates. A clean, well-sealed line where paint meets tile or the surround is what keeps water from creeping behind the finish and lifting it over time.
Let It Cure Before Heavy Use
Paint feels dry in hours but takes days to fully cure and reach its final hardness. Resist the urge to take a steamy shower the same night you finish. Give the new finish at least a couple of days of gentle use, with the fan running, so it can harden into a tough, water-shedding surface.
Done right, a properly prepped and product-matched bathroom holds its finish for years even in our humid Ontario summers. Wipe the walls down with a soft cloth rather than abrasive scrubbing in those first couple of weeks while the coating is still reaching full hardness.
