Basement wall insulation must be designed for the below-grade moisture environment — the wrong product or installation method causes mould problems that are far more expensive to fix than the insulation itself.

The challenge of basement wall insulation is that below-grade walls are exposed to moisture from the exterior soil side and to warm, humid interior air from the living space side. An insulation system must manage moisture from both sources without creating conditions where condensation can occur within the assembly.

Planning and Permits

Closed-cell spray polyurethane foam (ccSPF) is the highest-performance basement wall insulation product. It bonds directly to the concrete wall, has a vapour retarder built into the material at 2-inch thickness, and has no air gaps where condensation can occur. It's the most moisture-tolerant and mould-resistant option available.

Rigid foam boards (XPS or EPS) installed against the concrete wall, followed by stud framing away from the wall and batts between studs, is the traditional approach. The rigid foam creates the thermal and vapour control layer; the stud cavity provides additional insulation. This assembly performs well when there's no air gap between the foam and the concrete wall face.

Making the Most of Your Space

Fibreglass batt or mineral wool insulation installed directly between wood studs framed against concrete is the most frequently failed basement insulation approach. The potential for air movement and condensation in this assembly — with moisture migrating from both sides — creates chronic moisture problems in many applications.

Drainage plane management behind the insulation system is critical for walls with known or suspected moisture seepage. If the concrete wall has any history of seepage, the insulation assembly should include a drainage mat (dimple mat) between the concrete and the insulation to allow any infiltrating moisture to drain to the floor system rather than being trapped in the insulation.
