Planning Your Renovation
Bathroom renovation is one of the most complex residential projects per square metre. Multiple trades, tight sequencing, regulatory requirements, and high waterproofing standards all require systematic planning.
Month 1-2 (Design and Planning): Establish your scope — cosmetic refresh, partial renovation, or gut renovation. Hire a designer if the scope warrants it. Develop your material selections, get quotes, and finalize your budget with 15-20% contingency.
What the Process Looks Like
Month 2-3 (Permit Application): Structural changes, plumbing relocation, and electrical work require building permits in most Ontario municipalities. Submit applications before booking contractors — permit review typically takes 2-6 weeks.
Month 3 (Contractor Selection): Select your general contractor or coordinate individual trades. Confirm scheduling and lead times for materials. Order long-lead items — specialty tile, custom vanities, fixtures — immediately.

Week 1-2 (Demo and Rough Work): Demolition, framing changes, rough plumbing, rough electrical, and rough inspections. Inspections must be scheduled in advance; passing rough inspections is the gateway to closing walls.
Week 2-3 (Waterproofing and Tile): Waterproofing membrane installation in wet areas, cement board or appropriate substrate, and tile setting. Proper waterproofing in shower areas is the most important quality consideration in any bathroom renovation.
Week 3-4 (Finishing): Painting, cabinetry installation, fixture and hardware installation, trim, and final electrical and plumbing connections. Final inspections by building department and thorough post-completion review before paying final invoices.
