Interior basement waterproofing manages water that has already entered the wall — it's not the same as exterior waterproofing, but it can be very effective when applied correctly.

Interior waterproofing systems work by intercepting water that seeps through foundation walls or floor-wall joints and directing it to a sump pump for removal. Rather than stopping water at the exterior, these systems accept that some water will penetrate and manage it before it can flood the floor.

Planning and Permits

Drain tile or weeping tile systems installed below the basement slab are the most common interior waterproofing approach. A perimeter trench is cut around the inside edge of the basement slab, a perforated pipe is laid in gravel, and the trench is capped with concrete. Water entering through the walls runs down to the pipe and drains to the sump.

Sump pump selection and backup systems are critical components of any interior waterproofing project. The primary pump should be sized to handle the peak water volume for your property's conditions. A battery backup pump provides operation during power outages — which often accompany the severe rainstorms that produce the highest water infiltration.

Making the Most of Your Space

Wall panels or drainage board products create a capillary break between the foundation wall and the interior finish, allowing moisture to drain to the floor system rather than migrating into the wall assembly. These products pair with drain tile systems to create a comprehensive management approach.

Interior waterproofing is most appropriate where exterior excavation is not feasible or cost-effective: attached garages, properties with mature landscaping close to the foundation, finished areas where exterior work would cause significant disruption, or budgets that can't accommodate the much higher cost of exterior waterproofing.
